This is excellent land highly assessed in the moist
dark brown soil zone made up mostly of Elstow-Clay and Elstow Silty
Clay-Loam, which is some of the best classes of soils of this zone.
These lands produce high yields of a variety of crops most years
since the clay base is able to retain sub-soil moisture longer
into the growing season than lighter lands.
The Land
The land is located 30 minutes south-east of Saskatoon, Saskatchewan.
Saskatchewan is located in the middle of the 3 prairie provices
of Canada.
The land is organized into two main clusters, which are highlighted
in the two municipality maps shown. The land is located within the
Rural Municipalities of Colonsay and Blucher. As seen, the two parcels
are close to Elstow and Colonsay which provide good highway access
for grain transportation.
Grain Transportation
Transportation costs of grains from the local inland terminals
to Vancouver are approximately $1.00/bushel. Inland terminals present
are Pioneer, north of Saskatoon, P&H and AgPro located in Saskatoon,
ConAgra at Aberdeen and Cargil at Clavet. In addition, U.G.G. and
Agpro are located 1 hour south of the home quarter at Davidson.
These latter two facilities are ideal for mixing off and upgrading
grains. Producer rail car loadout facility at Elstow on heavy rail
(Canadian Pacific) with a 10 car spot is present.

Other Features of the Land include:
- Good drainage. There are minimal sloughs and potholes. Fall
drainage ditches not required.
- All arable land is cultivated. All parcels are squared out with
minimal bush
- Low frost risk. Reseeding due to spring frost has never been
required. Fall frost is a consideration but is not deemed to be
a major risk for this area of the province.
- Rock free land.
